Denver Country Club Real Estate Market - April 2014

Denver Country Club real estate appears to be recovering from the winter slump.

Active Listings

From Feb – April, 2014 there were 91 active listings, only slightly more than the 86 active listings in Nov, 2013 – Feb, 2014. These figure are down a whopping 46 percent from Feb – April, 2013, when there were 168 homes on the market in Denver Country Club real estate.

Sold Homes

Last quarter, there were 31 closings, whereas the previous quarter there were only 17. That is an 82 percent increase in the number of homes sold.

Days on the Market

In Feb – April, 2014, homes remained on the market an average of 88 days. This is a 81 percent jump from the previous quarter, when the average days on the market (DOM) was 49. A year ago, the DOM in Denver Country Club real estate was 100 days.

Average Sales Price

The average sales price for homes in Denver Country Club and 7th Avenue Historic District was $950,144 from Feb – April, 2014, down 21 percent from the previous quarter, when the average sales price was $1,201,755. The price per square foot increased slightly, from $282 the previous quarter to $286 the past quarter. A year ago, houses sold on average for $1,027,861, and the price per square foot was $263.
