July, 2014 Update


A vise-like grip has seized the real estate market in Denver historic neighborhoods, making this one of the strongest seller’s markets in Denver. With inventory way down, and houses moving at a lightning speed, we are in for an interesting ride ahead.

Denver Historic Neighborhoods - July, 2014 Update

Active Listings

There was a 23 percent decrease in the number of active listings from January – March, when there were 109 houses on the market, to this last quarter, April – June, 2014, when there were 79. Last year in June, there were 238 active listings in Denver historic neighborhoods.

Sold Homes

The number of homes that sold last quarter jumped 60 percent over the previous quarter. There were 40 homes sold in April – June, 2014, and 25 homes sold the previous quarter. It certainly beats last year at this time — when no homes were sold at all!

Days on the Market

The number of days on the market decreased 78 percent last quarter, from 106 to a mere 23. Along with declining inventory, this means that there is fierce competition for homes in Denver historic neighborhoods.

Average Sales Price

The average sales price declined 4 percent last quarter, from $866,491 to $829,650. That figure is deceptive, however. Overall, the price per square foot continues to increase. It was $300 last quarter, up 6 percent over the previous quarter and 12 percent from a year ago this time.
